How to Ask a Past Client for a Referral (6 Messages That Don't Feel Pushy)

Most agents feel a little strange asking for referrals. The fix usually isn't a better script. It's asking at the right moment, making it easy, and leaving an easy way out.

According to NAR's 2025 Profile of Home Buyers and Sellers, 66% of sellers found their agent through a referral or had worked with that agent before. That's the market overall, not a promise about your results, but it explains why the conversation matters.

When to ask

  • Right after a client says something positive about working with you
  • During an anniversary call, after the small talk
  • When a client mentions a friend or coworker who's thinking about moving
  • After a review is posted. Thank them first and ask second

Six messages to adapt

"I'm really glad that went smoothly for you. If someone you know is thinking about buying or selling, I'd be happy to help them the way I helped you. No pressure at all."

"Happy anniversary! One small thing: if a friend or coworker ever mentions moving, you're welcome to pass along my number. Totally fine if not."

"Quick favor, only if it feels natural: do you know anyone who's been talking about buying or selling? I'd love to be a resource for them."

"Thank you for the kind words. If you think of someone who'd like the same experience, the easiest introduction is a quick text from you to both of us."

"Everyone moves eventually. If you hear of someone starting to think about it, I'd be glad to talk it through with them."

"I have room for one or two more clients this spring. If you hear of anyone starting to look, I'm happy to chat. (Use this one only if it's true.)"

If they say no, or say nothing

Thank them and keep the relationship going. A “not right now” this year isn't a no forever. Send one short follow-up after two or three weeks if you like, then let your regular touches do the work. If someone asks you to stop, stop immediately.

Ask rarely

Once or twice a year per client is plenty. The rest of the year, be useful and warm without asking for anything. The ask lands better when it isn't the only time they hear from you.

A note on thank-yous and rewards

Saying thank you in words, by phone and in a handwritten note, is always appropriate. Giving money or other items of value for a referral is different: rules vary by state and brokerage, and can be stricter for people who aren't licensed. Ask your managing broker before offering anything beyond a sincere thank-you.

The Loop Ledger includes a referral tracker that flags any closed referral you haven't thanked yet, plus a playbook page of referral messages and a checklist of questions to take to your broker.
