Home Anniversary Messages for Real Estate Clients (12 Examples)
October 05, 2026
A home anniversary gives you a warm, specific, no-pressure reason to contact a past client. It's tied to a date they remember, it's about them, and nobody expects a sales pitch on an anniversary.
What a good anniversary message includes
- The date or the number of years
- One kind, specific line about the transaction or the house
- An open door, not an ask
- Your first name, handwritten if it's a card

Year one
"Happy home anniversary, [Name]! It's been a year since you got the keys to [address]. I hope it's feeling more like yours every month."
"One year already. I was thinking about your closing day and wanted to say thank you again for trusting me with it."
"Congratulations on one year in the house. If anything about it has you wondering, my door's always open."
Years two and three
"Two years today. Hope the house is treating you well. No agenda, I just like remembering the people I've helped."
"Three years in [address]. If you ever need a contractor name or a second opinion on a project, I'm happy to help."
"Happy anniversary! If you're ever curious what's happening in your neighborhood's market, just ask. Otherwise, I hope you're enjoying every room."
Year five and beyond
"Five years! I still remember the day we closed. Thank you for letting me be part of it."
"It's been [number] years since closing day. Wishing you many more good ones in the house."
For a call or voicemail
"Hi [Name], it's [You]. Not calling about anything specific. Your home anniversary came up and I wanted to say happy anniversary. How's the house?"
"Hi [Name], [You] here. Quick hello on your anniversary. No need to call back, I just wanted you to know I was thinking of you."
For a text
"Happy home anniversary, [Name]! Hope you're well. — [You]"
"[Name], it's been [number] year(s) since closing. Congratulations, and thank you again."
What to leave out
- Claims about what their home is now worth
- Predictions about prices or the market
- Assumptions about who lives there or what has changed in their household
- A referral request. Keep the anniversary note pure and ask in a separate touch
Card, call, or text?
Use the channel the client told you they prefer. A card in the mail stands out most because so few people send one. Mail it a few days early so it lands within the week of the anniversary, and a late card still beats no card.
